How to Become a Real Estate Salesperson in Ontario

To trade in real estate in Ontario you must be registered with RECO as a salesperson of a brokerage (Trust in Real Estate Services Act, 2002, s. 4(1)). The path is: choose an approved education provider, complete Courses 1, 2 and 3, Simulation 1, Course 4, Simulation 2 and Course 5, write each exam through the exam administrator, find a brokerage to employ you, complete the background check, and apply to RECO with the mandatory insurance. Tick off each step below; every step links to the official source.

RECO sets the time limits for finishing the program and applying to register. Check them on RECO's site before you start.

The steps

  1. Check eligibility and choose an education provider. RECO lists the approved providers and the entry requirements. ExamPass works with every provider's program, because all of them teach the same program and write the same exams.
  2. Course 1: Real Estate Essentials. Write the exam for this course.
  3. Course 2: Residential Real Estate Transactions.
  4. Course 3: Additional Residential Real Estate Transactions.
  5. Simulation 1: Residential.
  6. Course 4: Commercial Real Estate Transactions.
  7. Simulation 2: Commercial.
  8. Course 5: Getting Started. No exam.
  9. Book and write each exam through Meazure Learning, the exam administrator. RECO's Learner Exam Handbook explains booking and the rules on exam day.
  10. Find a brokerage to employ you. You must be employed by a brokerage to register, and you name it on your application. Compare a few brokerages on training, support and compensation.
  11. Complete the Criminal Record and Judicial Matters Check through RECO's MyWeb portal.
  12. Apply for registration through MyWeb and buy the mandatory insurance when you apply. You can trade only once you are registered.
  13. After registration, complete the post-registration phase of education.

RECO sets the time limits for finishing the program and for applying once you finish. Check them on RECO's site before you start, and check fees there too: we do not list them because they change.

Frequently asked questions

Is a real estate "licence" the same as registration?

In Ontario, the legal term is registration. People often search for a "real estate licence", but RECO registers salespersons and brokers under TRESA, so what you hold is a registration.

Do I have to take the courses in order?

The program runs in a set order: Courses 1, 2 and 3, then Simulation 1, then Course 4, then Simulation 2, with Course 5 as the final step. Your education provider confirms the rules for moving from one to the next.

Can I work for a brokerage before I am registered?

You can be hired, but you cannot trade in real estate until RECO has registered you as a salesperson of that brokerage. See TRESA real estate exam prep for what registration means under the Act.
